“Excellent location. Great homes. A beautiful setting. These are reasons why the Prairie Brook community is expanding while other new subdivisions are languishing in a slow market, said Gary Pattison, a member of the marketing team for Prime Development Land Co. “Prairie Brook is in the right place. It’s an area poised for rapid growth.”
“Buyers today are well informed and cautious. They feel secure investing here,” said sales team member Kim Yancey.
Located on College Boulevard just south of the Kansas 7/Kansas 10 interchange, Prairie Brook is within the Kansas 7 corridor on the eastern edge of Cedar Creek. Olathe’s Kansas 7 corridor, anchored by the Honeywell and Aldi facilities at Kansas 10 on the north and downtown Olathe on the south, holds promise for rapid commercial growth and strong demand for new housing, according to the marketing team.
New projects include the Olathe Medical Center and the Kansas State University Research & Bioscience Park, which is also the future home for Fort Dodge Animal Health Research. Regional shopping districts north and south along Kansas 7 are recently announced or under construction. These include a Wal-Mart Super Center and a Price Chopper grocery store.
“Customers are drawn here because of the location and the schools,” Yancey said. “They like the convenient access to highways K-7, K-10 and I-435. They want to send their kids to the new Olathe schools. Once here, customers fall in love with the beautiful setting, the amenities and the model homes.”
Prairie Brook is a master-planned community designed for 154 single-family homes, 112 maintenance-provided villas and neighborhood shops, restaurants and services at the corner of College Boulevard and Clare Road. The first phase of the project, consisting of 61 single-family homesites, was opened in 2006; 39 more lots opened in October. The first two furnished model villa homes are now open for viewing.
Prairie Brook is thoughtfully planned with an eye for natural beauty, according to the marketing team. What marketing information described as a dramatic fountain and reflecting pool grace the entrance. A streamway corridor to the north and a wide greenbelt at the center bring “the beauty of nature to residents’ doorsteps.”
Paved walking trails through common areas will connect every corner of the neighborhood to the retail shops and the community pool. Numerous pocket parks provide landscape focal points and places for neighbors to gather. Homes are situated on curving streets and cul-de-sacs, which the marketing team said are carefully designed to respect the contours of the land and oriented to afford beautiful views of open space.
The Prairie Brook pool complex will open this summer. The design includes a prairie-style cabana with a wide covered porch and a large swimming pool that has an attached “reef ledge” with sprays and water features. The complex also includes a separate fenced wading pool and a playground.
Six new villa models are taking shape and two furnished models are complete. Prices of the Prairie Brook Villas range from $247,000 for a two-bedroom, two-bathroom ranch to $322,000 for an expanded bedroom, three-bathroom ranch with finished basement.
Six floor plans are available. Each can be customized to meet a buyer’s particular needs. The homes feature open floor plans with high ceilings, walls of glass and views of landscaped common areas. They have what the marketing team described as sunny living spaces, beautifully appointed kitchens, spacious master bedroom suites and office/guest bedrooms on the main floor.
