There are four floor plans available in the Villas of Brookside, ranging from 1,220 square feet to more than 1,800 square feet. The 1,220-square-foot home is a two-bedroom, two-bathroom open floor plan with two-car garage. The three-bedroom plans start at 1,400 square feet and have two bathrooms and two- or three-car garages. One of the three-bedroom plans can be built with 10-foot ceilings in the great room, dining area and master bedroom.
Each plan comes with walk-in closets and beautiful kitchen and dining spaces, according to senior sales executive Linda Welsh with Reece & Nichols, who markets the community. Screened-in sunrooms and hearth rooms are also available.
Plans can be customized to suit each buyer’s specific needs. All doorways are wide enough for wheelchair access and, if needed, the entire home can be built as handicapped-accessible, Welsh said.
Homes also include a direct-vent fireplace, custom cabinetry, vinyl Thermopane windows, a GE appliance package and an energy-efficient heating and cooling package that qualifies the homeowner for reduced utility rates.
“Homeowners will never have to paint again,” Welsh said. She also said that there are no monthly maintenance charges and homeowners are able to plant their own trees, flowers and shrubs, as well as install fences if desired. Small exterior buildings are allowed as long as they have the same vinyl siding and roofing as the home.
Homeowner association dues are $120 annually and include use of the pool and two fishing ponds that are fully stocked and surrounded with trees, walking trails and various parklike common grounds.
“It’s a very quiet community and our homeowners seem to be very happy,” Welsh said.
Throughout the community, there are more than 200 homesites. When complete, there will be about 350 homes.
The Raymore location is minutes from Missouri 58 and U.S. 71, and a hospital, movie theater, Wal-Mart, Lowe’s, grocery store, Target, Home Depot, Kohl’s and a variety of eating establishments, according to Welsh. The area is also 10 minutes from Interstate 435, which allows easy access to the rest of the metropolitan area.
Welsh said U.S. 71 has also been improved to allow better access to the downtown Kansas City area, and Missouri 150 opens the way to Overland Park and Leawood in only 15 minutes.
“We appeal to many people, but especially to those who wish to downsize space but not quality,” Welsh said. “There is definitely a need for this type of home in this price range.”
Welsh said there is a generous inventory of spec homes available for immediate move-in.
