“Buyers have loved our neighborhood because we have more spacious lots than in other subdivisions,” said Marlene Daleo, who markets the community for Reece & Nichols Realtors, adding home sales have remained steady. “Buyers compare homes in neighboring subdivisions then come back to The Paddock to purchase their dream home.”
Daleo said that upon entering the Paddock visitors will feel the difference of the community. “You’re somewhere special — you’ve arrived,” Daleo said. “The residents here are not only neighbors; they are friends who enjoy spending time together. And the homeowners association hosts events throughout the year that are a great way for homeowners to meet. Our builders are quality minded and service oriented, giving the buyer peace of mind and pride of ownership.”
The majority of the stone and stucco homes have four bedrooms, 3 1/2 bathrooms and three-car garages. Some of the standard features are solid-surface countertops, tile and hardwood floors, wrought-iron staircase railings with oak end caps and what the marketing team described as inviting fireplaces. Buyers may also personalize their home with custom touches.
The Paddock builders are also happy to contract and work directly with homebuyers to create and build the custom home of their dreams, said Jane Bollin, who markets the community with Daleo.
There are spec homes for sale or homebuyers can purchase the community’s models that are “an exceptional buy with so many features and extras not always found on many homes,” Bollin said.
Three award-winning builders, Summit Custom Homes LLC, Falcon Building Co. LLC and Cerra and Son’s Construction Inc., have furnished model homes open daily. The models are for sale with possession after the Spring Homes Tour ends May 18.
Spec home builders working in the community are Al Russell Construction LLC, Krueger Homes and Markirk Construction Inc. All are members of the Home Builders Association of Greater Kansas City.
“Come in and talk to Marlene and Jane, we can set up an appointment for you to meet with any of our builders. We have lenders available for you to meet with and discuss your personal financing options,” Bollin said.
The Paddock at Richardson Ranch is now in the seventh and final phase of homesites, offering a series of cul-de-sac, oversize and walk-out opportunities. Homes in the community range from the mid-$300,000s to the $500,000s and up for custom-built homes. Lot prices in this phase range from $64,900 to $71,900. A few lots are left in the previous phase for $49,900 and $54,900.
The Paddock has easy access to Missouri 291, Missouri 150 and Interstate 470. According to Bollin, The Paddock at Richardson Ranch is “one of the best locations in Lee’s Summit.” Families with children attend Campbell Middle, Richardson Elementary and Lee’s Summit North High schools, each minutes away.
