Situated among 30 acres of mature trees, the LindenWoods atmosphere is that of a scenic country haven, according to marketing information. Pelkey described the recreational amenities — a resort-style pool with waterfall, exercise facility, tennis court, community clubhouse with fully equipped kitchen and fireplace, and neighboring 22-mile Indian Creek biking/exercise trail extended to adjoin the property — as reminiscent of a vacation spa.
The Kansas City location offers nearby access to Interstate 435, more than 30 entertainment, retail and dining opportunities situated within a mile or two and proximity to the Trails entertainment district scheduled to open within two years.
According to Mark Ledom, developer of this new-home community, the homes are “designer finished and beautiful with tremendous value.”
“Ninety-five percent of our buyers are first-time homeowners who realized they could own their own home for less than they were paying for rent,” Ledom said. “Now, not only are many of them paying less per month to own rather than rent, but they are also reaping the financial rewards of homeownership through tax benefits and a growing home equity.”
Ledom said more than 80 percent of LindenWoods homeowners are single buyers, which he said attests to the affordability of the homes. He also said the majority of them are women, who, according to a recent study from The Joint Center for Housing Studies at Harvard University by Rachel Bogardus Drew, represent the fastest growing segment of the home-buying market. “They know a good value and quality investment when they see it,” Ledom said of LindenWoods’ buyers.
Immediate occupancy to 90-day move-in dates are available for these one-, two-, and three-bedroom homes, ranging from 800 to 1,600 square feet of living space. Among the renovations and upgrades are new designer finishes, cabinetry and countertops; energy-efficient windows; plumbing and lighting fixtures; carpet and tile; HVAC systems; roofs; and a choice of appliance packages.
While all homes feature brick exteriors, large private decks or patios, spacious closets and optional security systems, other available features include step-down living rooms, wood-burning fireplaces, basements and laundry facilities. Garages with automatic door openers are a standard feature for the twin villas.
“It’s basically a new product and nothing compares to it,” said sales associate Jennifer Ezelle. “Buyers get to choose a variety of options, so not only is it a place of your own, but you can customize it, too.”
With homes priced from $69,900 to $124,900, prospective homebuyers will find a wide variety of financing options, including FHA financing with little money down. Ledom is offering up to $5,000 in buyer bonuses to pay closing costs, buy out current rental leases or pay for upgrades and homeowner association dues.
LindenWoods resident Ruth Beard is happy with her new two-bedroom condominium. “My home is so spacious and inviting. The rooms are big, the colors are warm and my fireplace is so dramatic. It’s geared for entertaining.”
