Charleston Harbor is just south of Missouri 152, close to Interstate 435 and other main highways, which means new shopping and restaurant opportunities are only minutes away. But it doesn’t end with a great location, according to Joe Presko, who markets Charleston Harbor with his brother, Brett, for The Presko Team of RE/MAX of Kansas City.
The homes of the Villas of Charleston Harbor are different in many aspects, he said. Because surrounding single-family homes are in the upper-price bracket, it makes the villas a great long-term investment, Presko said. Homeowners still enjoy complete lot ownership with their villa home, as do owners of the single-family homes. A main advantage is that the villa owners are able to fence their yards.
Wooded and walk-out homesites, priced from $42,500 to $50,000, are still available. Four new furnished models are available for viewing and six speculative homes are in different stages of completion. The villas feature authentic stucco exteriors, low-E and low- maintenance vinyl windows, and low-maintenance soffits and gutters. Also included in the homes’ prices are irrigation and security systems. The villas offer a selection of hardwood and ceramic tile flooring, and granite countertops.
For those who desire maintenance-free living, The Villas of Charleston Harbor offers maintenance packages, but homeowners also have the option of taking care of their own maintenance. Services are quoted on an individual basis, and homeowners have the ability to select from a menu of items, Presko said.
“The great part about this is that while similar communities have maintenance fees in excess of $110 a month, here, there’s no required fee,” said developer Tony Cucchiara. “You only pay for the services you request.”
Villa residents can also take advantage of Charleston Harbor’s amenities, including a swimming pool and cabana; a lake with a decorative island lighthouse and waterfall surrounded by extensive green space; and a walking trail.
Ranch and reverse plans are available with one, two and three bedrooms on the main level. The kitchens are designed with granite countertops, pull-out drawers and upgraded plumbing fixtures. Many plans include covered decks and patios, and some have added all-season rooms.
Sixty-six homes are planned.
