Dalton’s Ridge has everything a new-home buyer could want: an excellent location, an award-winning exclusive builder and a sought-after school district.

Buyers who want to live in this popular Lee’s Summit community shouldn’t hesitate to find their ideal home or home site for a custom home. Chris Carter, whose Carter Real Estate Group with Keller Williams Eastland Partners markets the community, said sales were higher than expected during 2013 and anticipates 2014 will be even better.
Dalton’s Ridge is in the final phase and only 29 home sites remain. The community will have 176 homes when completed.
Dalton’s Ridge has a prime location northeast of Interstate 470 and Wood’s Chapel Road, backing to the Jackson County parkland that includes Blue Springs Lake and Lake Jacomo. Although the community has a serene ambiance it is minutes from a variety of shopping, dining and entertainment venues.
“You are five minutes from Costco or the grocery store,” Carter said. “Independence Center is just up I-470. Woods Chapel Road has been expanded to four lanes, so it’s easy to get to the lakes. Everything you need is right there.”
Award-winning Sallee Homes is the exclusive builder and has three homes available for immediate occupancy while six more are under construction with varying move-in time-lines. The homes offer a subtle blend of rich old world and French design and are priced from $315,000 to $600,000.
“Sallee has a couple of new plans for Dalton’s Ridge that have never been built before that will be under construction soon,” Carter said.
Randy Sallee, who started Sallee Homes in 1989 with his wife, Linda, has a background in structural engineering and built his reputation by delivering homes on time and at reasonable prices. The company consistently wins awards during the Spring and Fall Parades of Homes.
All homes have a minimum of four bedrooms, 31/2 bathrooms and three-car garages. Buyers will find hardwood floors throughout the main level, tile in all wet areas, granite counters and iron stair spindles.
“Dalton’s Ridge is a semi-custom home community, so buyers have an array of options to ensure their new home fits their tastes and lifestyles,” Carter said. “All homeowners get to work with a professional designer to make their selections. That’s one of the services offered by Sallee Homes.”
Those who choose to build a custom home on one of the remaining home sites also have the ability to view and track the construction online, Carter noted.
Buyers may choose a plan from Sallee Homes’ extensive portfolio that includes two-story, 11/2-story and reverse 11/2-story designs, modify a plan to fit their needs or work with Sallee to develop a home from scratch.
Those who purchase an inventory home or contract to have a home built through Feb. 28 will receive a special appliance package that includes stainless steel kitchen appliances and a front-loaded washer and dryer.
Carter said all of the home sites in the final phase are exceptional with most of them on cul-de-sacs, either walkout or daylight sites and backing to trees and green space. Home sites are priced from $54,900 to $94,900.
Although Dalton’s Ridge has a Lee’s Summit address, it is in the Blue Springs School District. Students attend Chapel Lakes Elementary, Delta Woods Middle and Blue Springs South High schools.
