This is shaping up to be another excellent year at Woodneath Farms, the popular Hunt Midwest Residential community in the Northland. Seven builders have 16 homes in various stages of completion, including four that are move-in ready.

Although more than half of the home sites have sold in the current phase of this community on Flintlock Road north of Missouri 152, 28 home sites remain available, many of which are walkout lots. Most are on cul-de-sacs and many back to trees or green space.
“We have some really great lots still available,” said Sherri Cole, who markets Woodneath Farms for Reece & Nichols Realtors.
Builder Chris Ragland with Homes by Chris, agreed. “These are beautiful lots and Hunt Midwest has put them together with the right amenities. Hunt Midwest does a nice job of creating neighborhoods.”
The seven builders who work in the community include Homes by Chris, Aspen Homes, Hearthside Homes, Klopfenstine Construction, McFarland Custom Builders, Signature Builders and Summit Custom Homes.
All homes have brick and stone facades, giving them a classic, timeless look. Home prices start in the mid $300,000s.
Each of the builders has an extensive portfolio of plans that include two-story, 11/2-story, reverse 11/2-story and ranch styles, all of which create a varied streetscape.
“When you drive through the neighborhood, there are a nice variety of front elevations,” Cole said. “You don’t see the same house after house after house.”
The builders also offer a variety of finishes ranging from dark wood cabinets to white cabinets, generous lighting allowances and “green” home building techniques.
Woodneath Farms has three furnished model homes to allow buyers to see examples of the craftsmanship. They are found at 9504 N. Kentucky Ave., built by McFarland Custom Builders, 9520 N. Kentucky, built by Aspen Homes and 9304 N. Farley Ave., built by Homes by Chris.
The variety of homes has led to a wide spectrum of residents. “We have really diverse residents from those buying their first homes to empty-nesters and tons and tons of families with kids,” Cole noted.
Homebuyers are drawn to the community for a number of reasons, not the least of which is its extensive amenities that include a competition-size swimming pool, lake and fountain, walking trails, playground, nature areas, tennis court, picnic pavilion, recreation area, nature area, generous landscaping and brick entrance monuments.
The Mid-Continent Public Library opened this year in the old Woodneath Mansion adjacent to the community and Cole said the only word to describe it is “Wow.”
“The new library is within walking distance, right across from the elementary school that is within Woodneath Farms,” she added. “So many activities are available at the library that people in the neighborhood will flock to it and use its resources.”
Even with the large number of builders, home styles and amenities, Cole said referrals are what bring many buyers to Woodneath Farms.
“People buy here because their friends or family members live here,” she noted. “We have several groups of siblings who buy here or parents move here because their children are here.”
Another big draw is the friendliness experienced in Woodneath Farms. “People like to get to know their neighbors,” Cole said. “They socialize on the cul-de-sacs. A lot of times when people are building a house, they know the neighbors before they move in. They come to check on the house and the neighbors come out to meet them.”
Cole also cited convenience as one of Woodneath Farms’ attributes. It is near a variety of shopping venues from big chain stores to small businesses, as well as numerous restaurants that include everything from fast food to fine dining.
When completed, Woodneath Farms will have 700 homes. Although it has a Kansas City address, it is in the Liberty School District and is served by Shoal Creek Elementary, Discovery Middle and Liberty High schools.
