While driving by Fountains at Raintree, Rick Harkins and his wife, Chris Butler, were drawn by signage that touted the community’s maintenance-provided lifestyle. Fountains at Raintree’s “well-manicured look,” as described by Rick, prompted the couple to more closely explore the community that they’d soon call home.
Glen Jones Homes Inc.
Built by Glen Jones Homes Inc., Fountains at Raintree is designed to appeal to the baby boomer age group and offers convenience, affordability and a wealth of amenities, as well as proximity to Raintree Lake and related recreational activities.
Only 28 home sites remain in Fountains at Raintree’s final phase, including six walkout locations and six daylight home sites. The rapidly diminishing availability speaks to the community’s popularity among homeowners seeking quality-built homes that offer design flexibility to meet individual needs.
Regardless of a prospective buyer’s preferences, The Fountains at Raintree has a floor plan, price point and construction time-line to meet a range of needs. Builder Glen Jones frequently updates plans to reflect popular amenities and additions, creating a functional yet stylish space that’s adapted to meet individual homeowner needs and specifications.
Despite the wintry weather, there are still opportunities to get basements in the ground, making now the ideal time to consider purchasing within Fountains at Raintree as you make your dream home a reality.
Rick and Chris opted to buy a spec home and said the quality-built home introduced a much-needed element of convenience into the moving process.
“We really did very little to the home; it was so tastefully decorated and the workmanship was wonderful,” Rick said. “We had a lot of work to do on our old home in order to sell it, so it was wonderful that this one was ready to go and fit our needs so well.”
Mary Jones, a Realtor with Reece & Nichols, markets the Fountains at Raintree and said the community’s newly designed Bayfield floor plan has been a popular choice for homeowners. Several home styles are in various stages of completion and prospective homebuyers can choose from new front elevations.
A speculative version of the popular Brentwood floor plan is available for prospective buyers. Backing to a common area and along the walking trail, the home has an expanded front bedroom/office with over 1,900 square feet of first-floor living.
Prospective buyers are also encouraged to check out the new Nova floor plan, which features a three-car garage, a floor-to-ceiling rock fireplace and an open concept accented by warm, rustic features, as well as a finished lower level with a bar and entertainment area.
The newly finished plan now serves as the Fountain at Raintree’s model office and is an ideal example of how a floor plan changes based on resident feedback and other input.
“You’ll want to come and see the changes that have evolved with this open concept,” Mary said.
If you’re in the market for a home that can accommodate special needs access, look no further than the Fountains at Raintree. Several of the community’s floor plans can be designed with no steps and offer wheelchair access and pocket doors throughout, as well as wheelchair-accessible showers.
Ranging from 1,600 square feet to 3,500 square feet including the lower level, homes at The Fountains at Raintree possess a wealth of standard amenities often charged as upgrades in other home developments. Standard finishes include choices of tile, cabinet wood and stain, and granite counter tops. Other design components include crown molding, architectural arches, central vacuum, security wiring, zero-clearance fireplaces, heat pumps, wiring for 5.1 surround sound, garage door openers and key-less entry.
Exterior features include composition roofs, vertical vinyl siding and soffits, stucco and brick or stone front facades, vinyl-clad thermal-break windows, lifetime warranty fiberglass front doors and storm doors.
In addition to stylish, functional and well-built homes, Fountains at Raintree offers residents a wealth of amenities, including walking trails throughout the community, as well as proximity to Raintree Lake, which offers boating and fishing.
The Fountains HOA includes mowing, irrigated lawns and common areas, trash pickup and snow removal. Homeowners enjoy the Lee’s Summit amenities but with Cass County taxes. And the community is home to a number of events throughout the year, giving homeowners the opportunity to spend time with their neighbors.
Rick and Chris didn’t initially envision moving into a community like the Fountains at Raintree, yet the amenities and social interaction helped seal the deal.
“We had spent several years preparing to build a home in the woods and, as we got older, came to the difficult decision that living out in the woods by ourselves may not be the best thing,” Rick said. “When we explored communities, the activities and amenities of the Raintree area really cinched the deal for us. When the weather’s nice we regularly bike around the lake. We participate in the various community activities and bring our grandkids to visit the pool in Raintree. The ability to make friends and count on friends in this neighborhood is really important to us.”
Affordability is key when purchasing a new home, and Jones and her knowledgeable team are eager to explore additional financing options for prospective buyers ready to downsize, including those who need assistance listing their current home. The team’s lending partner has recently extended build-job lock-rates, as well as other programs, that “make your move easy and eliminate the guesswork,” Jones said.
