Three custom-built homes also are underway and plans are being drawn up for two more. Only nine home sites remain in this enclave of 22 homes.
The Villas of Highlands Ranch, at 137th Terrace just east of Mission Road, is Tom French Homes’ newest community. The builder, with a more than 30-year history of constructing quality homes, is a pioneer in maintenance-provided communities in Johnson County.
Susan Hoskinson, who markets the Villas of Highlands Ranch, said these new homes will appeal to buyers who have been disappointed because French’s community of Linden Place has sold out. Because of the popularity of the floor plans, she expects them to sell quickly.
One of the available homes at 2842 W. 137th Terrace is completed and is now open 12 to 5 p.m. Saturdays and Sundays. This reverse 11/2-story Brookwood plan, priced at $544,340, offers the master suite and another bedroom with a full bathroom on the main level and a three-car garage.
The second bedroom, which is near the entry, could be used as an office. The master bath includes a tiled shower, tub and double vanities.
The open design of the main level features a great room with a rich wood-beamed ceiling and fireplace, dining area, large kitchen and covered deck. The laundry is conveniently located near the master bedroom.
The kitchen is designed for ease of entertaining and has a large walk-in pantry. Other features include an island with a faux Tuscan finish, designer custom cabinets, designer hood vent and glass tile back splash.
The lower level features a third bedroom and bath as well as a large recreation room with bar and room for future expansion.
The other home, which is nearing completion and is available to view, is the reverse 11/2-story Laurelwood, priced in the $590,000s. This plan has a dramatic switch-back staircase that lends elegance to the main-level-living floor plan with the master suite and a second bedroom and bath on the main level.
The open main level includes a great room, dining room, island kitchen with walk-in pantry, breakfast room, office and covered deck. The main-level laundry conveniently opens to the master closet and hall.
Wood floors are found throughout the main level and tile floors are in all the bathrooms and laundry.
The master bath has a jetted tub and walk-in shower with decorative tile accents. Granite vanity tops are found in main-level baths and the laundry sink. The kitchen has granite counters, large pantry, upgraded appliances and custom cabinets.
This home offers a main-level wine bar with granite counter top. Also featured are an expansive trim package and custom fireplace.
The lower-level includes a family room, bar, bedroom and bath.
The exteriors of both homes are stucco with stone trim, in keeping with the Old World look of this neighborhood. Tile roofs and aggregate driveways add to the charm and create a sense of arrival.
Construction will begin soon on a third inventory home.
The $250 monthly homeowners association dues cover lawn care, snow removal, trash service and maintenance of the sprinkler system.
Tucked away in a private Leawood setting, the community offers affordable lot selections for the luxury maintenance-provided villa buyer.
Adjacent to the prestigious communities of Tuscany Reserve, Siena and Highlands Ranch, this small neighborhood is the perfect place to own a Tom French home. Homes will be priced from the $500,000s to $800,000.
Other Tom French communities featuring stand-alone villas include the Cottages of Cross Point Creek in Lenexa and Quail Park Villas in Olathe, offering a variety of affordable maintenance-provided lifestyles.
