Construction has begun on 18 luxury villas in the Prairiefire development in south Overland Park.

The Prairiefire Villas will be at 137th Street and Nall Avenue, facing the Nicklaus Golf Club at LionsGate golf course. Developer Lambie Custom Homes Inc. held a groundbreaking ceremony Tuesday afternoon.

Prairiefire is a 58-acre development starting on 135th Street between Lamar and Nall avenues. Several retailers have already opened, including an REI outdoor recreational equipment store. The project’s initial phase includes the Museum of Prairiefire, which will offer exhibits through a partnership with the American Museum of Natural History in New York.

Plans also call for 300 apartments, additional retail space, a hotel and a central plaza for outdoor events. Prairiefire is being developed by Merrill Cos. LLC.

The four-bedroom villas, which start around $850,000, will average 4,500 square feet in 1.5-story floor plans. Buyers can choose from several floor designs or customize their unit. Reese & Nichols Realtors Inc. is the marketing agent for the villas.
