Homes have been selling at a record rate this year in The Estates of Wolf Creek because buyers have discovered luxury in a master-planned, amenity-filled community and an award-winning school district doesn’t have to include a big price tag.

Popular ranch, reverse ranch and two-story homes in this Spring Hill community are priced from the high $200,000s to $300,000-plus and home sites are priced from $45,000 to $56,000.
The high demand in The Estates of Wolf Creek has resulted in two more phases poised to open and construction underway on eight spec homes and two build-jobs, said on-site agent Brent Kendrick with the Scottie Broderick Team of RE/MAX State Line.
Some of the demand is driven by the opening this fall of the new Wolf Creek Elementary School, located right in the community.
“This is an incredible new school with fabulous teachers,” Broderick said. “Everyone is really excited about it.”
Robert Garver, the developer, donated the land for the school and community walking trails lead to it, so children can walk or ride their bikes without ever being on a major street. The Spring Hill High School campus adjoins The Estates of Wolf Creek on the south, also within easy walking distance.
The Spring Hill School District is known for its low teacher-student ratios and the high school is recognized as one of two Kansas Service Learning Leader Schools for integrating curriculum with community service.
The desire for families to live near these schools isn’t the only reason buyers are flocking to The Estates of Wolf Creek. The variety of home styles has resulted in a diversity of residents that includes single people, families and empty-nesters.
“We’ve been selling homes before they’re completed and people are already reserving home sites in the new phases,” Kendrick said.
He cautioned that interest rates are rising and construction costs are escalating, so potential buyers would be wise to choose a lot and begin construction. Wolf Creek’s preferred lender will lock in interest rates for six months for build-jobs, twice as long as most banks will allow.
“Buyers who qualify also are eligible for USDA financing in Spring Hill, which lets them purchase with zero down,” Kendrick added. Interested buyers should see him for details.
Amenities in The Estates of Wolf Creek include a pool, cabana, children’s play area and fishing lake, as well as trails leading to them.
Garver, the primary builder, also has several homes available in The Estates of Wolf Creek, including two-story, reverse ranch and ranch designs.
The two-story Rockwood offers four bedrooms and 31/2 bathrooms, as well as a three-car garage, for a total of 2,600 square feet, priced at $318,500. The foyer leads past a dramatic angled staircase to the open great room, breakfast room and island kitchen with a large walk-in pantry. The dining/living room is to the side of the foyer.
Another two-story, the Bristol, offers four bedrooms, 21/2 bathrooms and a three-car garage in 2,186 square feet. The open first-floor configuration includes a family room, dining room and island kitchen with a walk-in corner pantry. It is priced at $285,000.
Two Savannah two-story plans offer about 2,596 square feet of living space that includes four bedrooms, 31/2 bathrooms and a three-car garage. The open design of the first floor features a dining room, great room and breakfast room, as well as a large office/pantry in the island kitchen and a covered deck. The laundry is conveniently situated near the second-floor bedrooms. These homes are priced at $335,000.
A Landry two-story plan includes four bedrooms, 21/2 bathrooms and three-car garage for a total of 2,464 square feet. The open first-floor design has a great room and hearth room separated by a see-through fireplace as well as a dining room, island kitchen and covered deck. It is priced at $295,000.
Two Windsor reverse ranch plans feature four bedrooms, three bathrooms and a three-car garage and are priced at $309,950. Two bedrooms are on the main level and the other two are on the lower level, along with a recreation room.
Two Rosewood reverse ranch plans are priced at $317,500. This award-winning plan offers four to five bedrooms with the master suite and a second bedroom on the main floor, as well as a room that could be a third bedroom or office. The laundry has convenient access from either the master closet or kitchen. The open first-floor design includes a great room and breakfast room. The lower level has two additional bedrooms, full bathroom and a recreation room.
A new builder, Kelly Dunn, just started construction of a new reverse ranch plan, the Dunnwood, offering five bedrooms and three bathrooms with 3,029 square feet and priced at $330,000. The open design of the main floor features a living room, dining room and island kitchen with a large walk-in pantry, master suite, two additional bedrooms and full bathroom. The lower level includes two bedrooms with large walk-in closets, a bathroom and large recreation room. This home also offers a three-car tandem garage and a deck for outdoor living space.
Broderick said the builders work closely with build-job clients on choosing features that fit their budgets. Features in inventory homes include granite counter tops, stainless steel appliances, custom alder cabinets and hardwood floors in the kitchen, great room and entry, upgraded tile in the bathrooms, oil-rubbed bronze lighting and plumbing fixtures and iron stairway spindles.
The Estates of Wolf Creek at 191st Street and Ridgeview Road is at the opening of Spring Hill’s boulevard system. The boulevard will encircle a 15-acre city park that includes scenic lakes and recreational facilities. The current entrance at 193rd and Ridgeview is minutes from Olathe, Overland Park and Gardner.
