Whether you are seeking land to farm or cropland as an investment, Barnes Realty is selling a large farm in northwest Missouri at auction on Nov. 1.
The farm is two miles south of Craig, Mo., on a blacktop road off Missouri 118.
“This family farm contains 338 acres and almost all of it is tillable,” said listing agent Billie Paul Sharp. “This is a river bottom farm that is levy protected and well suited for irrigation. It is well drained and fertile.”
The farm has been in one family for 57 years and includes three storage sheds and a couple of small grain bins.
“It has a big, beautiful crop of beans on it right now,” Sharp said, adding it currently has a tenant farmer.
Craig is 50 miles north of St. Joseph, Mo., a mile off of Interstate 29.

Barnes Realty has been selling farmland and recreational property for over 40 years. Sharp joined the firm two years ago and quickly became a top-producing agent.
Prior to selling real estate, Sharp managed a grain elevator for 15 years and was the Holt County tax collector for 16 years before retiring.
The rapport he established with the farming community during his years as a tax collector is beneficial in Sharp’s current career with Barnes Realty. An example is a recent sale of 245.5 tillable acres of farmland for a client, which also had a house and an additional 62 acres in the federal Wetland Reserve Program (WRP).
After the successful land sale, the client asked him to sell the house, which he quickly did. Now the client wants Sharp to sell the WRP acres. He was able to add another 74 acres of WRP land owned by an adjacent neighbor, so 136 acres of WRP land that is perfect for hunting or recreational use is now available for $1,000 an acre.
Sharp said he was able to accomplish all of this because he knew the landowners through his work as a tax collector and they trusted him.
“This is interesting work that keeps me busy,” Sharp said.
Four days after the auction near Craig, Mo., Barnes Realty will auction 80 acres of tillable, upland farmland that has been owned by the same family for over 100 years.
This land is located just southeast of Maryville, Mo., in Nodaway County, west of U.S. 71. The auction will start at 10:30 Nov. 5 on the farm. In case of inclement weather, the auction will be moved to the Maryville Municipal Airport.

“Currently, good farmland sells best when offered publicly at auction,” said Rick Barnes, founder and owner of Barnes Realty. “We don’t wear hats, belt buckles or boots and we don’t chant. Nonetheless, our auction methods have been well received by our attendees because it’s all so easily distinguishable and not hard to understand.”

Barnes noted that although many investors are turning to farmland as a way to make money, good land at a reasonable price is still available.
