New exclusive builder has spec homes under way at Northgate Village

Aspen Homes, the new exclusive builder, is bringing excitement to Northgate Village, a neo-traditional neighborhood in North Kansas City that is a public/private partnership with Hunt Midwest Residential and the city of North Kansas City.

Northgate Village offers diverse living opportunities that include single-family homes, rowhomes, apartments, senior housing and commercial development. Hunt Midwest is the developer of the residential area that includes for-sale rowhomes, patio homes and single-family homes. The master plan of Northgate Village is designed to complement North Kansas City’s existing neighborhoods and features pocket parks, sidewalks and alleys that allow garage access and trash removal.

“The homes have a focus on four-sided architecture and many have wrap-around porches that add to a sense of community and promote neighborhood interaction,” said Jenni Mann, marketing manager for developer Hunt Midwest Residential.

Tony Libra, owner of Aspen Homes, has a long association with Northgate Village. His mother became one of the first residents when she bought a patio home there. Now his daughter owns one of the rowhomes.

“I’ve known about this project from day one,” he said in explaining why he decided to become the exclusive builder. “Moving my mother there was one of the greatest things I’ve ever done. All she wants to do is drive in the garage and go inside. She doesn’t want to mess with year-round maintenance, so this patio home has worked out perfectly. And she likes to walk to Macken Park next door, to the community center for exercise and classes, and to the library.”

When Libra’s daughter recently accepted a job at Cerner, based in North Kansas City, she bought a Northgate Village rowhome to be close to work.

“My wife absolutely loves the neighborhood and wants us to move there,” he added. “We love North Kansas City and the relationship with Hunt Midwest, which is such a fantastic developer. We appreciate the opportunity to be associated with this project as the exclusive builder.”

Now Libra is building three spec patio homes and two single-family homes in Northgate Village, which he hopes to feature on the Fall Parade of Homes if he doesn’t sell them first.

The homes are in keeping with Northgate Village’s traditional designs, but with features that today’s homeowners want, such as open floor plans, hardwood floors, premier trim packages and granite counter tops, all of which Aspen Homes is offering as standard features.

“When Tony agreed to be the exclusive builder, he spent a lot of time studying the existing floor plans and even went to some residents’ homes to ask them what they liked and what they would do differently,” Mann said.

Kevin Bryant with Reece & Nichols Realtors, the community manager, said Northgate Village has a diverse population that includes young people just starting out, families, empty-nesters and retirees, all attracted by the variety of housing available.

“We have single-family homes with three to four bedrooms, two-bedroom patio homes with maintenance provided and the rowhomes with three bedrooms and 21/2 bathrooms, also maintenance provided,” he noted.

The provided maintenance includes lawn care and snow removal.

Amenities within Northgate Village include trees planted along the streets, six pocket parks, brick entry monuments, decorative street lights, park benches and generous landscaping. Many of the single-family homes face the pocket parks, providing green space maintained by the homes association.

“Northgate Village has a small-town, Mayberry feel, like a time gone by but with new, modern, energy-efficient homes,” Libra said.

Students living in Northgate Village attend schools in the North Kansas City District, including Briarcliff Elementary, Eastgate Middle and North Kansas City High schools.

Northgate Village is exclusively marketed by Reece & Nichols Realtors. Hunt Midwest Residential is owned by the Lamar Hunt family, also owners of the Kansas City Chiefs.
