Unusual lakefront estate up for auction

On a typical summer weekend it’s not uncommon for many Kansas Citians to head south to one of the area’s lakes. For some, a trip to the lake means outlet mall shopping, bar hopping and general partying. For others it means relaxing, boating, fishing, swimming or just a general respite from the daily rigor. Particularly for those in the second group, Cates Auction & Realty is pleased to announce a just-listed auction property at Table Rock Lake.

Cates vice president Greg Duncan recently returned from viewing the property. His first observation is that “Table Rock Lake is a far cry from other overbuilt and condo-laden lakes in Missouri. Table Rock Lake was formed in 1958 when the U.S. Army Corps of Engineers dammed the White River. The Corps continues to manage the lake, keeping a tight rein on development, particularly as it affects the shoreline, which it owns. Stringent standards have placed a high priority on preserving all aspects of the scenic beauty. The result is a wonderful playground for boaters, skiers, para-sailors and even divers who appreciate the clear water.

Because the Corps did not clear the trees beneath the water when building the lake, the result is an angler’s dream. Table Rock is generally known as a favorite bass fishing destination with large numbers of Kentucky spotted, largemouth, smallmouth and white bass, along with a wide variety of other types of fish.

Duncan believes the property his company will be selling on July 12 is ideal for those who appreciate the beauty and serenity of Table Rock Lake.

“The property combines the best attributes of lake living,” he said. “It has a large grassy yard that slopes gently to the water and gives great views of both the channel and cove. At the same time, it’s surrounded by woods, giving complete privacy. It’s truly a place to escape.”

The property is actually comprised of four lots and includes a main house, cottage and two-car detached garage. The main house began as a modular home and with a subsequent addition and single roof became a spacious four-bedroom, two-bathroom home.

The highlights are a large family room and peaceful 15-foot by 22-foot screened porch with direct lake views. The quaint two-bedroom cottage, which needs some work, was intended as the prototype for the original (but unrealized) development in the 1950s. It has a large fireplace and hardwood floors. The property also has its own well.

Included in the offering is a vacant wooded lot which could be developed or left natural. One of the extra things that makes this even more appealing, according to Duncan, is that a portion of the 650-foot shoreline is “red zoned” for a dock.

The property is located in Eagle Rock in Barry County, in southwest Missouri. It is on what Duncan says is known as “the quiet side” of the lake (upper arm of the north side). It is 30 miles from Branson, 20 minutes from Eureka Springs, 15 minutes to the popular Holiday Island, and seven minutes to Roaring River State Park. The Eagle Rock public marina is nearby.
