Homebuyers who want to move into a new home immediately should consider Sunrise Farms in Grandview, where Rausch Coleman Homes offers an array of showcase homes, including some that are move-in ready for summer.

This affordable location is just minutes from south Johnson County with easy access to the rest of the metro area.

The move-in ready homes include ranch-style or two-story floor plans with full basements and three bedrooms. They are priced from the $140,000s to the $170,000s and are located on nice open lots.

Depending on the home, features and upgrades include hardwood flooring, fireplace, custom wall and trim paint, low-E windows, eat-in kitchen with maple cabinetry, vaulted ceilings, double vanities in the master suite and large walk-in closets.

For a limited time, the builder is offering up to $3,000 in closing costs when the buyer finances through the preferred lender.

The homes in Sunrise Farms provide an excellent investment opportunity.

With the $91 million RED Development makeover of Truman Corners and employees coming to work at the new Honeywell location, many companies are considering the Missouri 150 and U.S. 71 corridor to relocate or expand in this area.

Rausch Coleman Homes, a family-owned and operated business, has been building homes for more than 55 years with the mission of “improving lives, one home at a time.” The commitment to its mission has enabled the company to be ranked 32nd of the nation’s Top 100 Builders by Builders Magazine and to expand to build homes in Arkansas, Oklahoma, Kansas and Missouri.

Rausch Coleman Homes, run by founder Buddy Coleman and grandson John Rausch, started building in Arkansas. The company’s early success led to its expansion into numerous cities in Arkansas and in Oklahoma in Tulsa and Oklahoma City.

More than five years ago, Rausch Coleman Homes expanded into south Kansas City and in addition to Sunrise Farms now builds in several areas in the Kansas City metro. The company also builds in three locations in Johnson County: The Reserve in Lenexa, Willow Springs in Gardner and Whitetail in Olathe; and Barry Brooke and Line Creek in the Northland.

The company’s philosophy is to make each meticulously constructed home affordable, offering the lowest price possible while including quality features such as concrete basements; a 10-year waterproofing foundation warranty; a water-barrier house-wrap system; 30-year architectural shingles; brick, stone and stucco exterior features; engineered roof trusses; and double-pane, low-E vinyl windows.

The company offers base pricing with base interior features that allows buyers to price their home with the features that are important to them. Design choices can include hardwood flooring, granite countertops, maple cabinetry, iron stair spindles, ceramic tiles, gas fireplace, finished basement, three-car garages and more.

Rausch Coleman also offers a limited lifetime warranty that covers the roof system, foundation wall system and structural load-bearing walls of the home. The company manages all warranty work for the homeowner.
