Forest View, a Rodrock Development community situated high atop natural rock bluffs in Olathe, has four new model homes under construction. In addition to the new models, a number of homes currently underway can be move-in ready in 30, 75, 90 and 180 days.

Located just west of Kansas 7 highway and south of 119th Street on Clare Road, Forest View features homes priced from the low $300,000s to the upper $500,000s.

The new two-story, 11/2-story and reverse 11/2-story plans by proven area builders Hilmann Home Building, James Engle Custom Homes, J. S. Robinson Fine Homes and Summit Custom Homes are being built on new home sites opened late last year.

“They’re some of the best home sites offered anywhere,” said Darol Rodrock, founder and owner of Rodrock Development. “Most are cul-de-sac sites, many back to park views and mature woodland views.

“Forest View is a truly unique community; part new-home neighborhood, part nature preserve,” he added. “The pristine setting deserves a land plan ensuring that the area’s natural beauty endures.”

More than 160 acres of Forest View’s mature woodlands are now dedicated to a City of Olathe park, home to area birds and wildlife.

“Forest View’s mature trees and valley vistas, and the interesting character of the area’s rock bluffs, provide ideal new-home settings, ” Rodrock said.

“Preserving the area’s natural beauty for generations to come is our priority,” he said. “It’s also in keeping with the area’s long-standing heritage. The Ernie Miller Nature Preserve, the first nature preserve in Johnson County, is adjacent to Forest View, as is the proposed 900-acre Cedar-Niles Park.”

The Forest View community entrance is quickly becoming an area landmark of its own. A man-made, three-tiered, 50-foot cascading waterfall greets passersby as they wind their way up Clare Road to the top of the bluff and the Forest View homes and playgrounds beyond.

In addition to the 160-acre nature preserve, another five acres are dedicated to homeowner recreation. Features include a pool and changing cabana, water play area with fountains, pergola-covered gas grill and picnic areas, sand volleyball courts, age-appropriate playgrounds and walking paths with benches.

The new homes in Forest View feature four to five bedrooms, 41/2 to 51/2 bathrooms and three-car garages. Depending on the plan, amenities may include well-equipped gourmet kitchens with furniture-grade wood cabinetry; granite counters, under-mounted sinks, tile floor and backsplash in kitchens and bathrooms; generous master suites with spa-like extras, including jetted tubs, extra shower heads and dual vanities; a long list of energy efficiency features; covered outdoor patios or porches, some with fireplaces; second laundry rooms; 9-foot foundation walls; and more.

“Many of these homes will be nearing final finish stage soon, giving buyers the opportunity to customize their new space as much, or as little, as they prefer,” said Tom Langhofer, general manager of Rodrock Development. “All of our builders are well versed in working with buyers and achieving desired outcomes.

The Rodrock Development Moms Council, a concept created by Rodrock decades ago to help new neighborhoods get off to a great start, helps organize annual events to encourage newcomers to get to know each other.

In December, the horse-drawn hayride and caroling event will be center stage.”

Forest View is in Olathe Unified School District 233. The new Forest View Elementary School is located right in the community. The new Mission Trail Middle School is just north of Forest View. Olathe North High School is minutes away.
