7-Eleven plans to open in the 39Rainbow project in Kansas City, Kan., and two other new retailers set to join it will be announced soon.

The project is across the street from the University of Kansas Hospital.

7-Eleven is scheduled to open in mid-April in a 3,050-square-foot corner space. It will join the 83-room Holiday Inn Express and Five Guys Burgers and Fries, already open in the project’s first phase.

According to project developer Lane4 Property Group, the 7-Eleven will be one of the company’s urban “walk-up” stores, which put an emphasis on fresh grab-and-go products. Convenience Store News, a trade publication, said the urban stores feature more sophisticated designs and tend to have less parking than their suburban counterparts, thus the “walk-up” designation.

More than 270,000 people work in a five-mile radius of the 39Rainbow project and more than 265,000 people live in that area, according to market research by Lane4.

A second phase, scheduled to open in early 2014, will have retail, restaurants and medical offices.
